Description

PREFAB WALLS:

• At front Cement Planks (10mm) on bison board (8mm).
• Rooms Clear Height 9.5ft, 50mm Sq APL Apollo MS Framing, 18g, Grid 4ft by 2ft.
• 3 Side Liner Sheet .45mm thickness with Insulation.
• Thermal Insulation: 8mm Thermal Insulation on top sheet and sun facing walls.
• 12mm HDWR board will be fixed at placement of wall hung fixtures like; geyser, purifier unit and split ac fixing as per requirement*.
• Wall Thickness 3in inclusive all.

SHED ROOFING:

• Structure for Shed: 18g MS, 2in by 2in Hollow Pipes 18g at the gap of 2.5ft.
• Precoated Tin Sheet with 7 years color warranty (Brand: Jindal / Apollo, Thickness .5mm).
• Accessories like Jhallar, Ridges, Gutter are installed with .4mm thickness.

PLUMBING & SANITARY WORK:

• All inlet & outlet water fittings will be done as per the plumbing requirements.
• The plumbing work in the house costs are inclusive, separate work like soil pipe, inlet and outlet pipe work will be charged additionally* as per site requirements.
• PVC – Supreme Brand, CPVC – Astral Brand
• Downpipe for the roof water will be provided in PVC (Supreme Brand).
• One Peace Western seat will be provided with jet (Range Rs. 7,500/-).
• Wall hung Wash basin (Range Rs. 2,000/-) will be provided as per requirement.
• One Small Size Vanity will be provided in all bathrooms.
• One Mirror Cabinet will be provided in main bathroom.
• Overhead water tank Supreme 500 ltr – 2 unit will be provided.
• 500 Ltr. Supreme Overhead Tank with tank stand is inclusive in the budget.
• External ladder will be provided for maintenance work as per requirement*.
• Double sink 38in Size (SS Handmade Range Rs. 3,500/-) will be provided with sink mixture (Range Rs. 1,500/-).

ELECTRICAL:

• Electric work with labour; Heavy Pipes Polycab, HRFR wires KEI/Havells, Switches mid range (Rs. 18/switch).
• Havells, Concealed lights 10w Panel / 6w COB (Brand: Helonix/Havells Range Rs. 150/pc).
• Exhaust (Havells/ Helonix, Range Rs. 1,000) will be provided in bathroom and kitchen area.
• AC Pipeline and installation cost will be extra as per requirement.
• MCB box will be provided.

DOOR & WINDOWS:

• Waterproof doors ; 33in by 81in, Range Rs. 4,500/- (Inclusive all fittings), Bathroom, 81 in by 30in, Rs. 3,500 (Inclusive all fittings).
• One UPVC or MS Windows (5ft by 4ft) with security grill (Range Rs. 550/sqft) in each room.
• Kitchen Window – Single 3ft by 3ft with Jali and Glass.
• Single Wooden Jali Door at the main gate will be provided.
• MS Ventilators 2.5ft by 1.5ft in each room, toilet and hall area for cross ventilation.

FALSE CEILING:

• Plain Gypsum False ceiling will be provided, 12mm Gyproc by Saint Gobain on MS Frame.

PAINT WORK:

• Compound/ Chemical with Fiber Mesh on Bison Panel Joints.
• Interior Paint work with putty and primer (Brand: Asian Paints Emulsion).
• Exterior Paint Asian Exterior Apex with Primer in exterior areas.

STONE & TILE WORK:

• Somany / Kajaria – Floor tiles 4ft by 2ft (Range Rs. 50/sqft), Bathroom and Kitchen tiles 2ft x 1ft (Range Rs. 45/sqft)
• Bathroom tiles will be fixed upto 7ft height.
• Stone will be provided over kitchen countertop Range Rs. 110/sqft.
• Kitchen tiles will be provided upto 2ft over slab only.
• Additional tile work other than super area will be charged as Rs. 250/sqft*.
• Adhesive: Ultratech / Asian
• Cement: Ultratech / Ambuja

Payment Plan

• Advance for Metal Structure – 40%
• Wall & Roof Paneling Sheets, Doors & Windows – 30%
• Tile, Paint & Electric work – 20%
• At the time of Finishing – 10%

Terms & Conditions:

• For booking confirmation Rs. 5,000 /- required.
• These rates are applicable for Dehradun City only.
• All the work will be done under supervision of Doon Projects.
• Septic Tank*, Water Tank and soakpit is not included in this cost.
• Client will provide electricity and water at the site.
