PREFAB WALLS:

• Walls 2in Sq MS Pipe 1.2mm (TATA/Apollo) at the gap of 16in (exterior walls), 24in (interior walls). 
  (Vertical pipes are provided every 16in, which makes it easier to do electrical, plumbing and insulation work.)
• Inside 8mm Cement fiber board (Everest/Visaka).
• Outside Exterior Grade Planks (Vishaka/Shera), Dead-wall Liner Sheet .4mm Jindal/Apollo.
• Rooms Clear Height 9ft 4in.
  (The total height of the structure is taken as 10 feet, out of which there is a gap of 6 inches between the ceiling and the top sheet, after laying the floor tiles (2in) we get a clear height of 9 feet and 4 inches.)

SHED ROOFING:

• Structure for Shed: 2in sq Hollow Pipes 18g at the gap of 2.5ft (TATA/Apollo).
• .50 MS Sheet with Insulation (The insulation prevents fog water leakage).
• Single Slope roof will be provided upto 6in max slope.
• Accessories like Ridges, Gutter are installed with .4mm thickness (Jindal/Apollo).
• WPC Fiber 12mm Thick Jhallar or MS Side Accessories will be provided at the edges of shed to make it beautiful.

PLUMBING & SANITARY FITTINGS (Rs. 20,000 per bathroom):

• Toilet Seat 1pc Parryware Jetta (Range Rs. 7,000/-).
• Geyser point will be provided in the bathroom.
• Prince/Astral -CPVC.
• Padmawati/ Supreme PVC
• Pedestal Basin Parryware (Rs. 4,500) with Supreme Basin Mixture (Range Rs. 1,800/-)
• Shower Diverter Jaquar with Opal Prime Plate n Faucet (Rs. 4,000/-).
• Shower Supreme (Range Rs. 1,200/-).
• 500 litre water tank (Brand: Supreme/ Padmawati/ Astral; Range Rs. 4,000, Stand Rs. 1,000/-) will be installed on the shed and roof, the price of which is included in this.
• One bathroom is eligible for 300 to 500 sqft Area.

Electrical Work Specifications

• Wiring: Heat-resistant and fire-retardant wires from Havells Reo / KEI will be used.

• Conduits: High-quality electric pipes from Polycab/ Finolex.

• Switches: Mid-range switches from GreatWhite / Anchor Penta.

• Lighting: Concealed 9W LED lights (Brand: Havells/ Halonix, Approx. ₹160 per unit).

• Exhaust Fans: Havells / Halonix 150mm exhaust fans will be installed in bathroom areas.

• Air Conditioning: Electrical point for AC will be provided on request. (Copper pipeline and installation will be charged extra as per requirement).

• MCB Box: MCB distribution box from Polycab or Havells will be installed.

• All the fixtures will be provided by the party like fan, geyser, RO, fancy lights, etc.

Doors & Windows Specifications

• Main & Internal Doors
  Doors Waterproof Flush Doors with Enamel paint (White or Brown).

  • Price Range: Approx. ₹4,000 per door (inclusive of standard fittings)

  • Sizes:

    • Main Door: 36” x 82”

    • Bathroom Doors: 27” x 82”

• Windows
  Each room will feature one UPVC Window.

  • Size: 44” x 44”

  • Rate: Approx. ₹550/sq.ft.

• Mesh Door will be charged extra*.

• Ventilators
  One MS ventilator (2.5ft x 1.5ft) will be installed in each room, toilet, and hall to ensure effective cross ventilation.

FALSE CEILING:

• Plain Gypsum False ceiling will be provided, 12mm Gyproc by Saint Gobain on MS Frame.

PAINT WORK:

• Everest/Saint Gobain Compound/ Chemical with Fiber Mesh on Bison Panel Joints.
• Interior primer with Emulsion Paint (Color Code: 8475 Snowfall Emulsion – Brand: Asian Paints).
• Exterior Primer with Apex Dust Proof Paint (Color Code: 8331 Grey Funnel – Brand: Asian Paints).
• Enamel Paint with Berger Red Oxide (Color Code: 8262 Steel Grey – Brand Asian Paints).

FLOORING & SLAB:

• Tiles 2×2 (Range Rs. 40/sqft) Somany/Kajaria or Wooden Flooring Action TESA AC3 Range Rs. 50/sqft.
• Rajasthan Black Granite Range Rs. 100/sqft on Kitchen Slab (Size 7ft by 1.5ft upto 300sqft) with Single molding on MS Frame.
• Tiles will be provided up to a height of 6 ft in the bathroom and up to 2 ft above the slab in the kitchen.
• Tile Adhesive Ultratech Tilefixo VT & Cement Ultratech will be used.

Payment Plan

• Advance for Metal Structure – 40%
• Wall & Roof Paneling Sheets, Doors & Windows – 30%
• Tile, Paint & Electric work – 20%
• At the time of Sanitary Installation & Finishing – 10%

Terms & Conditions:

• For booking confirmation Rs. 5,000 /- required.
• These rates are applicable for Dehradun City only.
• This rate is applicable for a minimum of 350 sqft.
• For every 500 sqft, one toilet will be constructed and provided whose area will be 40 sqft.
• The kitchen slab will not be more than 8 running feet and extra charges will be levied for that. Only one kitchen area will be constructed in an area starts at 400 sqft to 900 sqft.
• For work outside Dehradun, transportation and accommodation expenses will be separate. Which will be confirmed after the site visit.
• All the work will be done under supervision of Doon Projects.
• Underground Tanks lik; Septic Tank* (Estimated Rs. 60,000), Water Tank (Estimated Rs. 50,000) and soakpit (Rs. 40,000) is not included in this cost.
• Client will provide electricity and water at the site.
  ELECTRIC BACKUP: For backup we have our own 7kVA Diesel Generator, for which a per day charge of Rs 500 will be added and the party will have to provide diesel.
  WATER BACKUP: There is no such need of water in prefab work, it will be required only during concreting or tiles, in which a water tank will have to be arranged with the consent of the party, the charge for which is Rs 600 per tank in Dehradun.
